Sixty/forty portfolio allocation is antiquated. We’ve entered a new paradigm, where investors recognize how real estate:
- Adds a diversified return stream that bolsters the average annualized return to a portfolio
- Serves as an effective hedge against inflation
- Provides material tax benefits, such as depreciation deductions, not available with other investments
Our white paper, “Why Real Estate is an Essential Component of Portfolio Allocation,” shares full details.
Capital Square’s competitive advantage exists not only in our top-tier team and award-winning service, nor only in our proven track record. Our competitive advantage also exists in the endless ways our vertically integrated real estate firm harnesses our vast in-house resources for the benefit of our investors every day.
DSTs/1031 exchanges
Since the launch of Capital Square in 2012, our Delaware statutory trust (DST) offerings have allowed for passive income and potential for appreciation from real estate ownership.
Qualified Opportunity Zone Funds / Development Funds
Our qualified opportunity zone funds and development funds provide significant tax deferral and exclusion to investors.
REIT
Capital Square Housing Trust offers tax advantages and generates potentially substantial total returns through rent growth and asset appreciation, while reducing risk through diversification.
“We wake up every day thinking about investors. It starts from the top and goes down to every one of our team members. We’re handling our investor’s generational wealth. We have a huge responsibility to our investors, and we honor that by giving white-glove service.”
Mark Mercado, Executive Vice President, Investment Programs & Operations
Property Audits
Every year, Capital Square engages independent auditors to conduct cash flow audits on DST properties. Capital Square has done this since the firm was founded in 2012 because transparency is fundamental to our investors-first business model. It is also one more way we provide an exceptional experience for every investor, aligning our processes with the relationship-driven service we always aim to provide.
Most DST sponsors do not audit their properties, but we deem this process a fundamental demonstration of the highest standards we strive to deliver.
Asset Types for Capital Square’s Real Estate Investments
Capital Square continues to focus its investments on U.S. housing solutions in the form of multifamily apartments, build-for-rent (BFR) single-family homes and manufactured housing communities (MHCs) in Florida. The company’s DST platform focuses on all three housing solutions, while our development initiatives and partnerships focus on multifamily and BFR.
