Louis Rogers on Real Estate: Housing’s inflection point and the way forward with Jay Parsons

With the pandemic-era supply wave firmly in the past and new construction constrained by rate shocks and inflation, the housing sector finds itself at a rare inflection point. Yet, despite those headwinds, absorption and demand remain remarkably resilient.

How is the sector responding? According to economist Jay Parsons, it’s becoming more sophisticated and efficient by prioritizing better management, more amenities and cost-saving technology to attract new renters and promote retention.

“The renter stage of life is also elongating,” Parsons noted. “Young adults are still coming in, but you also have people in their thirties who value things a little bit differently and want a little more space,” he said.

Where you build also matters, Parsons added, citing Richmond as an example of a location that attracts renters due to its status as a state capital with stable job sectors and close proximity to Washington, D.C.
