Capital Square Living partner program Flex elevates the resident experience while growing on-time rent payments

At Capital Square, our commitment to building communities extends beyond the financial performance of our assets and how we attract residents and ensure they thrive while living at our properties.
This is where our property management division, Capital Square Living, steps in, increasing operating efficiencies at scale and executing innovative initiatives that support the financial well-being of our tenants.
For instance, earlier this year, Capital Square Living launched a four-month promotion designed to enhance engagement, sign-ups and payments made through its digital rent payment program. In partnership with the fintech platform Flex, residents can split their rent payments in two and time them to coincide with personal paydays. Residents can also opt into a feature that reports on-time payments to TransUnion to help bolster their credit.
Meanwhile, the platform ensured Flex Rent payments were delivered to property management on time and in full.
Locking in upfront payments and renter renewals
Not only did residents report positive feedback about the initiative to on-site housing staff, but performance data show that on-time rent payments through Flex grew 16.3% between March and June 2026.
Based on that data and working from a February 2026 baseline, the partnership program is expected to generate continued growth in monthly upfront rent payments moving forward.
Further, tenant adoption of Flex rose by 12.4% during the four-month promotion and helped generate 42.6% new signups. Combined, these figures represent meaningful progress in our disciplined, incremental approach to growing and retaining residents.
