Louis Rogers: The Tax Cuts and Jobs Act changed everything back in 2017. It seems like a very long time ago. The statute came out, and it absolutely changed the world of tax advantaged investing.
We’ve always had Section 1031 for real estate to defer gains, and we’ve always had the step up in basis on death, but by definition, you have to die to get that one.
This is the first time you could sell any asset and have deferral and exclusion, and you don’t have to die to get it.
In Conclusion
Opportunity zone legislation changed what’s possible for tax-advantaged investing, and 2026 has unique advantages that won’t be available in 2027.
