Not all OZ tracts are created equal
With OZ 1.0, investors can evaluate real results. Established tracts like Scott’s Addition in Richmond demonstrate what successful transformation looks like, with proven growth, demand and execution already in place.

Natalie: We’re proud at Capital Square that our eight opportunity zone developments, to date, have all been in census tracts that, over the past 10 years, have seen incredible investment, incredible growth. So much so that those census tracts won’t be designated going forward, and investors are in a position of power today in 2026, because they can travel to a census tract and they can see if that census tract has experienced growth, has attracted capital.
Investors today, in 2026, can make a very educated investment decision, because they know exactly how that census tract is doing. For example, in the Scotts Addition neighborhood in Richmond, Virginia, where we have invested well over 130 million of OZ investor capital, this is a neighborhood that is seeing extensive growth. Thousands of new residents have moved into this neighborhood over the last several years. New restaurants and breweries and retailers, coffee shops have all moved into this neighborhood, and so it’s very helpful when we have prospective investors come visit us in Richmond. They walk the neighborhood, and it becomes very apparent quickly that this is a thriving, successful opportunity zone neighborhood. It helps them make their investment decisions.
Jessica: Even the Uber drivers bringing them to our offices talk about the impact Capital Square has had in the community. It’s very clear from as soon as you get off the plane in Richmond to visiting our offices, visiting the properties.
